What we do
These floor plans were drawn with the kitchen walled off from everyone else. Most of our work here is opening that up: taking down the divider, moving the sink run, rebuilding around a real island. Cabinets, counters, tile and the electrical by one crew.
Whatever waterproofing a seventies or eighties bathroom got is now forty years old. We strip back to the substrate, run a proper membrane up the walls and across the shower floor, and tile over that.
Phased room by room so the house stays liveable, and sequenced so approval paperwork is never the thing holding up the crew.
Paint, siding, doors and windows, specified against the community’s approved palette before the first gallon is opened.

For anything visible from outside — windows, doors, roof, paint, driveway — almost certainly yes, and it is separate from the city permit. Interior work is usually not reviewed, though rules on work hours and access still apply. We ask which community you are in on the first visit for exactly this reason.

Any structural, plumbing or electrical change needs a permit from the City of Coral Springs, pulled by a licensed contractor or by you as an owner-builder. We tell you which applies before anything starts.
For a single room, usually yes. On a whole-home project we phase the work so you always have a functioning kitchen or bathroom, and we say in advance which weeks are the hard ones.
